Purchase Guide

 

Introduction

Anyone who has been to the coastal area will have seen the mini buses full of prospective purchasers being herded round the various sites - this is not for us! We will only guide couples or individuals, in comfort, and their own time, to what they really want to see not what agents want to sell them. We will give regular progress reports, e.mail or post update pictures, maintain contact with the builders, follow through any queries you may have and above all be there to support you every step of the way.

We will endeavour to give you a choice of property based on your exact needs. You will have the choice of both new and resale as well as coastal and country

If you have already had the opportunity to visit Spain you will be aware that the choice of property and locations, is vast and varied. To ensure that you are not disappointed in finding the property you want we will ask you to set us a few simple guidelines:

 

  • How much do you want to spend?

You need to consider this very carefully as we will only show you properties close to your price range.  It would be a waste of your time if you really want something costing slightly more but have allowed for salesmanship because we won't be going there

Remember that you will have to allow up to 10% on top of the purchase price for taxes and legal fees. In addition you may require furniture although there are some properties which are sold furnished. This may be a basic furniture package but it is possible to upgrade and have the price of the builders furniture pack deducted from your own choice

  • Where do you want your place in the sun located?

Do you want to be near the beach? Would you like to be a little nearer the countryside? Would you like mountain or sea views, Is it important to you that you are near a golf course? What size plot do you want, do you want a private pool or prefer a communal pool? Would you like to walk into a town or would you be happier being a short car ride away? Will you want to rent it out ?

 

  • What type of property do you want?

Decide how many bedrooms you will need. How many bathrooms - it is quite feasible to have, for example, 2 bedrooms and 2 bathrooms, 3 bedrooms and 3 bathrooms and so on but.... the more you have, of course, the more you will pay. 

Do you want a detached or semi detached  villa, apartment, town house, finca or country property? The type of property you buy will be mainly governed by the amount you wish to spend and we will spend time discussing with you what is available in your range.

Purchase Procedure
New Build
Once you have chosen your place in the sun we try to make the purchase process as simple as possible. If you are buying a new property you will sign a contract with the builders and they will give you an estimated completion date. This is usually between 3 and 18 months dependent on their work schedule. We should point out that, when you sign the contract, the price is fixed and, even though property prices are usually going up, this is the price you will pay on completion. When you sign the contract you will also pay a deposit which varies from builder to builder. The minimum is about €3000 up to 10% of the purchase price. You will then agree a payment schedule in the contract and usually you will have to pay 25% and 50% one month after paying the deposit and there may be further stage payments depending on the builder and the balance is payable on completion of the property. We can also build you a house to your own specification  - please contact us for more details.

You will also receive a list of optional extras which you can choose from, for example a popular choice is security grills, upgrade water heaters and other options dependent on the builder. You are under no obligation to purchase these extras from the builder as it may be more cost effective for you to purchase elsewhere.

Resale
If you are buying a resale property you will pay a deposit of between 6,000 euros and up to 10% and agree a timescale for completing. This is usually up to a maximum of 6 months but the longer you require the higher the expected deposit. The balance will be paid to the vendor, in front of the Notary with a translator and legal representative. 

We will help you to arrange someone to carry out the legal aspect of property purchase, a Spanish Bank account, a foreigners identification number and , where necessary, translation at low cost. The important issue is that all of this is carried out professionally to give you peace of mind.

  • What will AskJacksonFirst do?

We will be with you every step of the way. 

We can arrange reasonably priced, comfortable accommodation for you when you come over to inspect the properties. You will be expected to pay for your own flights and accommodation. The reason for this is because we do not want you to feel under any obligation or pressure to buy from us.  We would recommend that you have at least one week and make a short holiday of it here rather than rush round in 2 or 3 days. however if you are limited for time we can accommodate a shorter visit. You may want to go back to look more than once and it will be our pleasure to to do this. You will only be transported in comfortable, air conditioned cars.

Once we have completed the initial transaction we will give you monthly updates on the progress of a new property and send you pictures as it develops. This will be by either email, post, fax or telephone. If you have any enquiries or issues we will be pleased to follow them through for you. And finally, when the big day comes, we will be with you to complete the transaction.

If you would like to check on the progress for yourself (you will, believe me - we've been there ourselves!) we will be happy to meet you and, if you wish, arrange accommodation, etc.

Finally, please remember that you will never be put under pressure to buy a property. We only want satisfied customers who who remain friends and gladly recommend us to others.
